In general its the same as most construction projects. They add up all of their costs and then add a “margin” which covers non specific project related costs.
If your final bid price is $30,000.00 you could expect that
30% to 40% may be the materials.
30%-40% may be labor (including the cost of the sub contractors )
And the Gross margin will be 25% to 37%. This covers the contractors fixed expenses, which include insurance, trucks. cell phones, marketing, office supplies, management salary (if not included in costs) and profit. So each project a contractor completes in a month makes a contribution to those fixed expenses. In my experience the profit in residential construction as a percentage is one of the lower percentages in business. Your local restaurant will work on a 12% to 17% profit. Contractors often are working on a 2% to 5% margin.
Prices vary depending on how a contractor decides to make their money on the project, and how efficient they can be. Small contractors may make a portion of the margin in preforming some of the labor, and therefore receiving that money. So you may save using a small firm that does its own work (framing, drywall, and other) but the risk is they are not as good at each skill as a firm that specializes in it, and the contractor brings in to do the job. Small firms also have a higher risk of being slower that a form that uses sub contractors. So like so many things, there are trade offs in lower pricing.
